How a Reposition Works
Step 01
Property Review
We walk the asset and review the rent roll, T-12, and current operations. No commitment required. You leave with a clear, candid read on what is working and what is underperforming.
Step 02
Scope and Underwriting
If we move forward, we deliver a written scope and underwriting model covering capital priorities, projected rent premiums, expense targets, and expected NOI impact on a defined timeline.
Step 03
Execution
Our team manages the full scope. Principal serves as general contractor with direct sub relationships, transparent budgets, and no markup layers.
Step 04
Re-Underwriting on Completion
Every project is re-underwritten at completion against the original model. Did NOI move? By how much? That answer informs the next scope.
